HELP
PostcodePremium.GIS is an interactive tool for visualizing the property market.
- Prices: All prices represent residential property transactions normalized by area (£/m²)
- Dataset: The dataset contains all 'market price' residential property sales in England and Wales from 1995-2024.
How it works
- Each 'view' (area|subarea) provides a comparison of the prices in each area with the prices in their respective subareas. For example, 'Regional|MSOA' compares the prices in each region with the prices in their respective 'middle layer super output areas' (MSOA). The heatmap represents the difference between the mean price in the area and the subarea (normalized by the standard deviation in that area)
- 'Select Interval' allows you to select the duration of data represented on the map: 6months, 1 year or 5 years. You can use the arrow keys, or double tap on the left or right of the map, to see the market change over time.
- Scroll the mouse to zoom
Tooltip
- Hover your mouse over the map or tap a location to see a tooltip display.
- Premiums: The premiums for each subarea compared to its wider area, and for each area compared to the national average.
- Z-Scores: The z-scores are the premiums normalized by standard deviation; a z-score greater than 3 or less than -3 is an outlier.
- Tx Count: The number of transactions in a subarea.
- Confidence: Low confidence indicates that there is not sufficient data to reliably distinguish the price in the subarea from the price in the wider area.
- ICC: (internal correlation coefficient) This represents the quality of the model for that area. A high ICC suggests that the subarea is a useful indicator of price within that area.
Histograms
- Double click or tap on a location to see a popup with histograms showing the exact distribution of prices within the subarea and area.
- Use the arrow keys or the arrows on the popup to see this change over time.
Tips
- Toggle the buttons under the map to control the display
